Our A/C Maintenance Agreement

Our A/C maintenance agreement includes:

A/C checkpoints:

  • Tighten/Secure electrical components
  • Check electrical consumption
  • Check refrigerant charge
  • Measure refrigerant line temps
  • Clear drain lines (no warranty against future clogs)
  • Thorough inspection fo plenums and ducts
  • Test float switch
  • Check blower speed
  • Check return air intakes and sizing
  • Check coil condition
  • Check filter
  • Check thermostat operation and accuracy
  • Test blower motor and compressor
  • Check duct and insulation condition
  • Check mechanical components capacitor, contactor, fan motor
  • Clean condenser and condenser coils (hose bib must be accessible)

Heating checkpoints:

  • Test gas pressure

One annual visit checks up on:

Our Electrical Maintenance Agreement

Our Electrical maintenance agreement includes:

  • Open electrical panels and check connections
  • Check AFCI operation if applicable
  • Check GFCI operation and locations
  • Check smoke detector locations
  • Replace batteries in smoke detectors (up to 4)
  • Visual inspection of wiring at attic and accessible locations
  • Check receptacle and light switch operations and tightness
  • Visually inspect interior and exterior lighting fixtures
  • Check voltage and amperage
  • Check appliance grounding
  • Check for grounding electrode
  • Check smoke detector operation
  • Check for carbon monoxide detectors and locations
  • Check outlets throughout house for tightness
  • Check weather protection on exterior device and lights
  • Check for safety disconnects for AC equipment
